New builds are fantastic and often built with the latest specifications, but there can be certain snags you might want to be aware of. By going into it with an open mind and knowing just what to look for, you can save yourself any potential hassle further down the line and know that you’ve looked into as much as you can prior to putting in your offer. The quality of materials that have been used in the build

The first thing you need to think about when purchasing a newly built house is the quality of materials that have been used. You want a house that has been well-built using materials that are made to last. Speak to the developer to find out what has been used before looking for yourself at what you think of it. 

If there are any snags in the build

New builds can be known for having snags, as with anything that’s brand new. To avoid this from being a problem, make sure you have a snagging survey where any potential issues will be identified and then can be sorted out before you move in. The last thing you want is to move in and then find out there are lots of issues that can’t get sorted when you’re already in.

Whether there might be any potential delays to the competition of the build

When buying a new build, you need to be aware there could be delays to the completion of the house. It could be due to the house itself having things that need to be finished, or perhaps the area isn’t quite ready, if it’s a new estate for example. If the area is being built from scratch, there will be things such as commercial grade pugmills potentially being used to produce concrete for the roads, planting to be done and fencing to construct.
