5 Most Important Things to Look for During Home Inspections

Knowing what to look out for during home inspections can make or break a sale. Whether you’re looking to buy or sell a home, there are certain steps you can take to know if a home is in good shape. 

Read on to learn what some of the most common home inspection issues are and how to catch them.

1. Doing Your Own Initial Inspection

If you’re trying to sell or buy a home, you may want to do a thorough inspection yourself before you have an official home inspector generate a report.

Start by checking the property from the outside and work your way in. Look for potential issues on the exterior, like roof damage or holes in the patio and deck area.

Depending on the area, you may want to research if there have been any natural disasters since the home was built and if the property suffered any damage. Water damage is easier to spot on the outside, so take note. 

Once inside, try turning on all the light switches and appliances to see what works and what doesn’t. If a certain portion of the home is showing electrical concerns, you’ll at least know to do a thorough inspection with a professional there.

Check to see if the home was built using asbestos. If so, you may want to have it removed before it becomes a hazard to your health. 

2. Water Damage

One of the first things you’ll want to check is any water drainage issues. Water damage is always a usual suspect when inspecting issues with a home.

But it isn’t always visible. Most water damage hides behind the walls where it is difficult to detect. Some inspectors are able to use an infrared camera to check for damage beyond surfaces. 

You may also want to look for signs of leaks on ceilings and the floors. A good way to know there is a water-related issue is by checking for mold.

Mold can be found in dark or damp areas, like the basement or under your kitchen sink. But it can also be found in carpeted areas. If your allergies kick up symptoms and cause irritation in the eyes and skin, your home likely has a mold problem.

Be sure to also check your spouts and gutters outside as well. If the gutters aren’t draining properly, the house could be at risk of flooding after a heavy storm. Look for signs of flooding in the basement and garage, or any other low lying areas.

3. Electrical Issues

When inspecting a home, it helps to know some basic facts about the home. For example, knowing what year it was built can help determine what sort of wiring was installed. 

If there were many owners since it was constructed, knowing about any renovations the home underwent can help. If the house underwent a gut renovation, it is likely that most of the electrical wiring was reinstalled or relocated. 

Check that there are no loose wires or any malfunctioning circuits. Overlooking a malfunctioning power plug can spark an unexpected fire. 

3. Roof Damage

During an inspection, don’t just settle on an indoor inspection. When conducting a walkthrough, make sure you plan to have access to the roof. In a safe manner, investigate the state of the roof.

Replacing and repairing a roof is often one of the most expensive aspects of home renovation, so you’ll want to spend a good amount of time scoping it out. Look for broken tiles or shingles that can lead to leaks.

You’ll also want to make sure it’s up to code. If it’s safe to walk on, check for any areas that feel like they might be caving in. 

4. A Faulty HVAC System

Depending on where you live, a home’s heating and cooling system can make all the difference. Knowing what you’ll be responsible for paying for as an owner or tenant can come in handy during a walkthrough.

Listen for any strange sounds coming from the heating system like hissing or clinking. This could indicate there is a crack in the boiler which can be a costly fix. If the home has a furnace, check that it is functioning properly.

If a home’s HVAC system is more than a decade old, it likely means it will start acting up in a few years if it hasn’t already. Look for maintenance records that show any repair information.

Inspect the existing ductwork around the house and look out for any gaps. Make sure to also investigate the type of insulation used, and how that will hold up during the hottest and coldest months. You’ll want to make sure the rooms cool or warm properly, which can help save money on your energy bill.

5. Proper Flooring

A home’s floors can say a lot about its owners. If a home is carpeted, you’ll want to inspect it well for fleas and stains if the previous owners had any pets. Try to find an area or corner where you can lift the carpet to check underneath to check for mold.

If the house has wood floors, check for any creaking noises, especially along the stairs. Look for any cracks along the edges where dust and dirt can accumulate. Wood floors also tend to scratch easily, so look in heavily trafficked areas like the kitchen and living room.

What Is the Best Time of Year to Sell a House: What You Need to Know

On average, Americans who sell their homes in May, June, or July sell them for more than their home’s value.

Does that mean that May, June, or July is the best time of year to sell a house no matter what?

No, not necessarily. Actually, plenty of houses even sell in the winter, with almost a million U.S. homes selling between December 2018 and February 2019.

So then when should you sell your house? It depends. Let’s take a look at the benefits and drawbacks of selling your house in each season.

The Best Time of Year to Sell a House

The wide variety of climate types across the US means that there is no one right answer for when to sell a house. The best time to sell your house is going to have to do with where you live, your local market, the type of property you’re selling, and your own particular needs.

Spring

This is the most likely answer you’ll receive if you ask someone, “when should I sell my house?” It’s true that nationwide the best time to sell your home is between May 1 and May 15. On average, selling your house within this window will reduce the time your house sits on the market by two weeks and sell for $2400 more than average home listings.

Why do so many people consider spring to be the best time to sell a house?

Well, for one, most people are shopping for new homes during this time. With tax refunds filling up people’s pockets, better weather conditions for moving, and summer break for children around the corner, a lot of people are looking to buy in the spring so they can make their move in the summer.

In many regions of the country, spring is a time of foliage returning, grass greening, and flowers blossoming. The curb appeal of your home will be boosted by the natural beauty of spring. However, if you live in a place where the spring is muddy, rainy, or snowy, this might not be the best time for you. If you live in Tornado Alley, this is also not the ideal time of year to sell your house.

Summer

A lot of the same reasons spring is a popular season for buying and selling homes apply to summer as well. The natural beauty and nicer weather can help improve your curb appeal. People are also more willing to head over to open houses when the weather is pleasant.

In the summer, there are the added benefits of more daylight hours, warmer and more predictable weather, and school vacation that could make it a better time for buyers to shop.

If you sell your home in the summer, you’ll have more data available from the spring home sales. This gives you a better sense of how much you can price your home for in the current market.

Buyers might also have a higher sense of urgency to close on a house, with their children’s school year fast approaching. This means that they might push for a faster closing and make more competitive offers.

There are some negatives to selling in the summer, though, depending on where you live. For example, if you live in a place where the summers are unbearably hot, there might be a lot fewer buyers shopping around during this time. It also may cost you more due to needing to keep your home air-conditioned and your lawn meticulously maintained.

How to Install a Window: All the Steps Made Simple

How to install a window?

There are many reasons to install or replace a window. Different windows can help with different issues even. Installing a window doesn’t have to be a monumental task.

Below is a step by step instruction on how to install a window. Follow these steps and you’ll be cozy and comfy in no time!

Tools for the Job

Before there are any holes in the structure it’s important to gather up all the necessary tools that will be needed to complete the job. 

Like a cook preparing ingredients, it’s important to have all pieces of equipment needed or a window replacement could be a long and frustrating process. 

For quick, painless window installation, make sure to have a power drill with additional sized drill bits, a circular saw with blades, a hammer, a level, a caulk gun with caulk, a utility or box cutter knife, a putty knife, tape measure, and a level. 

It is also recommended to have a drop cloth for debris, as well as safety glasses and gloves to protect yourself from any jagged edges. Small wooden shims are highly recommended to hold the window in place when applying caulk, but they are not required. 

How to Install A Window

Installing a new window can seem like a daunting task. Windows come in a variety of shapes and sizes, with everything from simple panes of glass, to double glazed windows!

No matter what design you are looking for you can find a window to fit your style! You can even impress everyone by following these steps to install a new window. 

Remember to measure the window opening. Take measurements of the width and height around all sides of the window casing. Make sure that the window bought is about 3/4 inch smaller than the window opening. This is so the window fits perfectly and doesn’t need to be reframed in the wall. 

Step 1:

First, it is important to remove any dust and dirt. A simple vacuum will work. After cleaning up, set down the drop cloth and gloves, and grab your hammer. 

The existing window casing must be removed first. Use a pry bar and hammer, or a flat-head screwdriver and a hammer to pry loose the existing window casing.

If you are not replacing a window, please skip to step three after vacuuming the area.  

Step 2:

Once the window casing has been removed, it is time to remove the existing window from its housing. 

To do so, the window jamb must be found, typically this is on the top or sides of the window. If broken or rotten a new jamb will be needed.

After removing the window, check for any damage to the window casing. Repair any holes with caulk and double-check measurements for a new window. 

Step 3: 

Now it is time to test the window.

Once you have made sure the window fits, the window can be placed in its housing, with wooden shims around the top, bottom, and sides of the window. 

The window should sit level. First, check with a level that the window is sitting level in the housing. 

Step 4:

Next, the window must be measured again.

Measure the window diagonally from the top corner to bottom. If properly level the two diagonal measurements will be equal. By checking the diagonal measurements you make sure that the window is sitting perfectly straight.

If not done, the window could allow wind, water or any other outside pollutants inside.  

Step 5: 

The window should now be level and in the window housing. 

Next, a circular saw will be needed to cut the wood that will surround the window. This will create a new window siding. 

Depending on the size of the window and the style, each cut will be different. It’s important that the circular saw’s blade depth matches that of the thickness of the siding. 

Make sure that the wood fits flush with the wall and the window casing. This will make sure that the window sits flat in the wall and doesn’t look unprofessional. 

After all the necessary cuts have been made and the wood is in place, the wood and window casing must be caulked together. This will prevent damage from the outside, and make sure the window remains exactly where it was meant to be.  

Step 6: 

The hard part is over!

Now, the window can be placed in. The window will slide into the casing, and should be pressed up against the caulk.

The window casing will have pre-drilled holes where shims should be added. Find the pre-drilled holes, and drill the shims into place. 

After the window and shims are in place, double-check that the window is still even and level. 

Step 7:

Now the window is in place! 

The shims will probably be bigger than needed. It’s important to score the excess with the utility knife and break the excess off. 

After that, check for gaps between the window jambs and the framing. Fill ALL holes with fiberglass insulation to ensure a tight and draft-free fit. 

Step 8: 

Caulk any holes that may still need to be filled and allow the caulk to dry. This could take up to a day in some cases so it’s important to be patient until the caulk is absolutely dry. 

The only thing left to do is to paint around the window. The window is in and will be yours to clean and decorate as you see fit!

Can You See It Now?

A window will typically last between 20-40 years.

How to install a window? A window can be installed in as little as a day.
