5 things to plan and organize when selling your home

Selling your home can be daunting though it can also be very exciting, particularly if you are starting a new phase of your life or buying a new home. To make things as stress-free as possible, it’s important to be organized and prepared. Here are 5 things to plan and organize when selling your home.

Appoint a realtor

A realtor will take care of the sale on your behalf. They will visit your home and give you their view on the price that they believe you can achieve. Once you have agreed on a price, photographs will be taken and they will commence marketing.

A real estate agent will usually carry out accompanied visits with prospective purchasers and will keep you advised of any feedback. Once an agreeable offer has been received, the legal process will commence.

Speak to a lawyer

If you hit any issues such as boundary discrepancies or contract disputes, which can arise from time to time, it’s a good idea to speak to a specialist lawyer.

Maintenance and repairs

If any areas of your home need immediate repair or maintenance, have them carried out as soon as you can. Not only might it make your property more appealing, but it could also increase your final sales price.

A potential buyer may see minor repairs that remain unfinished and wonder if bigger problems are lurking. Take a bit of time to sort things out now, and it could benefit you in the long run.

Curb appeal

If you want to generate as much interest as possible, make sure your property is as appealing from the outside as it possibly can be. Driveways should be free of debris, and any garden areas should look well maintained and, where possible, well-stocked with plants and flowers.

Make sure your windows are clean, and your gates and boundary fences look well kept. It’s a good idea to do a driveby yourself or ask a few friends to pass by and give their honest thoughts. If a potential buyer doesn’t like the property from the outside, it’s unlikely they will be persuaded to view it.

Once an offer is received

Once an acceptable offer has been received and the legalities finalized, there are several other things you need to organize, such as mail redirection, informing your car and home insurance providers, etc. Book a removal van to transport your belongings on moving day and start packing as soon as you can.

It will also be useful if you can organize some of your possessions to be placed into storage units before moving day. This will reduce the number of boxes and furniture that need to be transported on the day, speeding up the process a little.

On moving day, take final meter readings for electricity, gas, and water and let the relevant utility companies know. This will allow them to send you a final bill. Whilst selling your home can be a stressful time, the more organized you are, the easier it will be.
