Helpful Tips for Sprucing Up Your Property Before Listing It

How close is your house to turnkey standards? This refers to a property where the buyer can move right in without the need for big repairs or improvements. While definitely an ideal, having a functionally and aesthetically attractive home can go a long way in helping you sell it fast and at the price you were hoping for.

Many sellers opt to perform large-scale remodeling projects for this purpose. However, this can be an expensive endeavor that doesn’t always guarantee a return – not to mention that people have different tastes. Fortunately, there are plenty of simple and cost-effective ways to spruce up your property before selling it. Read on to learn more.

Cleaning up the Ground

A survey by the National Association of Realtors found that 71% of buyers consider the curb appeal of a property important. One of the biggest improvements you can make to your curb appeal is in the landscaping. This can include adding a pop of color with flowers and shrubs, as well as greening up your yard and removing weeds.

Mowing the lawn on a regular basis, planting a few deciduous trees (red oak, dogwood, and tulip tree are all great options) and edging the lawn to improve its appearance can also help. If you lack the time, a couple of hundred dollars will be sufficient to enlist the help of a landscaper.

Painting the Walls

A simple paint job can take a room from old and outdated to fresh and clean. Be sure to pick your colors wisely. An analysis by Zillow found that light shades of blue and gray sold for far more than other tones, especially in kitchens and bathrooms. Buyers seemed to pay more for living rooms that were beige or oatmeal-colored.

Lighting Upgrades

If your home is filled with dull and recessed lights, it’s one area worth upgrading before making the sale. Chandeliers remain a great option for living rooms when it comes to adding value. Energy-efficient lighting is another major factor. Adding LED light strips into your kitchen in areas such as underneath the cabinets can go a long way as well.

Since most showings tend to happen during the day, it’s also worth looking into your natural lighting. Take a look at your curtains and blinds. It might be worth making a change if there’s anything stopping natural light from entering. Exterior lighting also matters. Path lights are often desired by home buyers.

Considerations

Renewing your flooring, giving the kitchen a facelift and adding new fixtures to the bathroom is also recommended. However, if you feel that your property is too far gone and making these improvements are not worth the investment, then consider speaking with a cash home buyer like SFL Partners. This way, you can simply sell your home as-is.

These upgrades are tried-and-tested methods for increasing the value of your property before listing it. That said, it’s always worth thinking outside of the box and finding other solutions for making the most out of your sale.
